Marketing to Preforeclosures Part 2


Previously, I showed you how to use classified ads and signage to attract homeowners in preforeclosure. Now, I'll wrap this up with the remaining four methods for marketing to preforeclosures.

3. Setting up a direct mail campaign. Now, before you decide to conduct a direct mail campaign, youve got to know that your preforeclosure list is up to date. As youre probably already aware, you can buy lists of preforeclosures or you can create your own from the courthouse records. The quality of the list is crucial and more important than the letter you send out. So make sure youre receiving these preforeclosure leads from a reputable source. And be sure theyre not selling these lists after theyve cherry-picked all of the deals.

4. Making outbound phone calls: You can make outbound calls to sellers in preforeclosure and it will save you loads of time. You can search for those numbers listed at 411.com or some other free number search. A lot of times you will find that those in preforeclosure have changed their numbers to an unlisted number because of collection calls. If you desperately, need to find the seller, then you could hire a skip tracer. However, youve got to be sure the lead is worth investing the $15-$25 on a skip tracer just to be able to talk to the seller.

5. Door Knocking: This technique is what separates the men from the boys. Sometimes, youve just to get off your butt and chase the deal. You can view their information to see if the deal is something worth pursuing without picking up the phone.

Youve got to be willing to attack the deal from every angle possible. Use classifieds and signage to get the early preforeclosure deals into your funnel. Then focus your efforts to directly marketing to those in preforeclosure. Its all about systemization and your ability to execute your marketing.

Ever hear that before? Online direct marketers know the key to big money is to build a big, responsive list. Then to "monetize" the list for maximum profits.

The question is... "How?"

I'll share with you a proven strategy for making maximum money from your email list. Before we get going, it's crucial for you to understand the mindset of the typical person who joins an email list.

Email subscribers want good information. They want it frequently without getting overwhelmed with emails. And they expect to get pitched.

The people on your email list want you to contact them. So you need to set up an autoresponder email series. They also want you to send them good, practical and valuable content. Usually, in the form of an electronic newsletter or ezine. Finally, they expect to get sales offers. Which is how you make your money.

Your ezine should go out every week. You can add ezine messages to your autoresponder for a full year on a weekly basis. Pack these weekly ezines with valuable info.

During each week you also work in separate emails that contain offers.

A good mix is two to three offers per week. Autoresponders have an email broadcast feature which lets you write up an email and send it out right away.

You can start out by promoting products you affilite with. It's a good idea to send out two or even three offers for the same affiliate product in a one week period.

The following week I go to product number two. And so on and so forth. Repeated offers for the same product increase sales. But there's another big benefit.

At the end of ten to fifteen weeks I look at which of the affiliate products sold best. I take the two or three best sellers and create my own version of the product. I'm talking about information products in this case.

In a few short months, you'll have a bunch of your own hot sellers. Plug the promotions for these products into your autoresponder series.

Keep track of sales. Because before long you'll notice that one of those products you created is bringing in lots of sales. Take that product and create a high priced tele-coaching program.

By the way, it's just as hard (and takes just as much work) to sell a low priced product as it does a high priced product. So you may want to leapfrog right to creating a high priced coaching program.

Do this over and over again and you'll probably be making six-figures from your list.
